Anthropic has signed a 20-year lease for the full capacity of a TeraWulf data centre planned for Hawesville, Kentucky, about an hour southwest of Louisville.
The facility will deliver 400 megawatts when it comes online in the second half of 2027, and the deal is projected to generate around $19 billion in revenue for TeraWulf over its term.
The lease is the kind of anchor commitment that defines a new build. TeraWulf takes on the construction risk; Anthropic takes the output.
THE CRYPTO-MINER TURNED LANDLORD
TeraWulf started as a Bitcoin miner and has converted its power assets into AI-ready infrastructure. The company sold its 50% interest in a 168-megawatt data centre in Abernathy, Texas, to a group led by Fluidstack, a signal that it is concentrating capital on the larger project. Its stock is up more than 80% this year and surged another 16% in premarket trading when the Anthropic deal was announced.
CEO Paul Prager said the lease validates the shift. "The Anthropic lease validates our strategy and establishes a long-duration revenue stream with one of the world's leading AI companies." The quote underscores a strategy that pairs long-term contracted revenue with a blue-chip tenant, dramatically reducing the risk profile of what is still a speculative build.
The 20-year term is unusually long for a hyperscale data centre lease. Most AI companies sign 10-to-15-year deals because hardware cycles are short and requirements shift fast.
Anthropic is willing to lock in for two decades, which suggests either a high degree of confidence in its compute needs or a desire to secure capacity before other companies grab it.

WHAT THIS MEANS FOR THE INFRASTRUCTURE MARKET
The deal is another data point in the race among AI labs to lock up compute capacity years in advance. Anthropic's move tells the market that the company expects its training needs to scale, even as the industry debates whether the current pace of model growth can continue.
For TeraWulf, the lease transforms the company's financial story. A single tenant on a 20-year lease at $19 billion total revenue provides the kind of visibility that publicly traded infrastructure firms love. It also leaves TeraWulf with a single customer, which concentrates risk but simplifies operations.
WHAT TO WATCH NEXT
Two things. First, how TeraWulf finances the build. The company has been selling non-core assets (the Texas facility) and its stock has risen sharply, which could make share issuance or debt financing easier. Second, whether Anthropic announces additional data centre commitments.
A 400-megawatt facility is large but not the biggest in the industry. If Anthropic's compute demands continue to grow, this one site will not be enough.
